Can you give us a little background on Raheja Modern Vivarea and what engineering interventions have been incorporated in the project?
Raheja Modern Vivarea is spread across 3 acres, with two west-facing towers and views of the Golf Course, Racecourse and Arabian Sea. The towers will have a selection of 3 and 4-bedroom apartments, which can be tailored to suit specifications and offer bespoke living experiences ranging up to 8500 sq-ft carpet per family. Each apartment will have a massive in-room 12.5 feet floor-to-floor height adding to the expanse of the home. The project is positioned to congregate business leaders of corporate India.

What’s unique is that we have the same team right from the last line labourer to the top architects and consultants who worked on Raheja Vivarea, in the same micro-market, are now working on Raheja Modern Vivarea. This implies that previous learnings from the previous project are now being executed at Raheja Modern Vivarea, to ensure the best living experience.

One of our key inventions includes the use of ‘green energy’ during the under-construction phase itself, which results in no greenhouse gas emissions alongside reducing air pollution. An astronomical timer-based lighting system is used for outdoor areas, which automatically adjusts the lighting schedules based on real-time data for sunrise and sunset. Raheja Modern Vivarea is outfitted with EV-enabled charging infrastructure for residents, in order to further strengthen our commitment to sustainability. Energy efficient cooling systems, water heating systems, low flow water fixtures, DG laminated glass are used to reduce noise pollution. A robust fire suppression system will be implemented, followed by a water-based firefighting setup employing sprinklers and hydrants.

How is Raheja Modern Vivarea addressing the demand for sustainable living?
Buyers today recognise the value of healthier homes, that augur well for both their family and the environment. They have developed a sharp preference for projects that conserve energy, cut down waste, and minimise carbon emissions while maintaining a focus on quality of the structure and reputation of the developer.

By combining high solar reflective material used on roof surfaces with vegetated roofs, we are implementing future-focused sustainable practices like topsoil preservation, tree relocation, pollution control, and minimising impacts on microclimates, human and wildlife habitats. Furthermore, to provide appropriate cross ventilation and ample daylighting via the window opening, we will be fitting a double-glazed unit with low U value and SHGC.

We are also incorporating strong energy management measures, such as a solar hot water system and LED lighting that will reduce common area lighting by 10%. A VRV (variable refrigerant volume) air conditioning system and energy-efficient pumps and motors will be installed.

Energy metres will also be implemented for monitoring the continuous usage of STP, municipal water pumping, and outdoor lighting.

What are the latest technologies or innovations used in the construction of this project?
The construction of this project will see the incorporation of several latest technologies and innovations to enhance sustainability and improve overall efficiency. One notable feature is the utilisation of green energy, which eliminates greenhouse gas emissions and reduces air pollution during construction.

The project upon completion will include EV-enabled charging infrastructure, demonstrating our commitment to sustainable transportation options.

The outdoor lighting system utilises an astronomical timer, automatically adjusting lighting schedules based on real-time data for sunrise and sunset, optimising energy consumption.
Energy-efficient air-conditioning and water heating systems are installed, along with low flow water fixtures, promoting conservation. DGU (double glazing unit) with laminated glasses are utilised to minimise noise entering the living spaces for better acoustics.
To ensure safety, a reliable fire suppression system is implemented, supported by a water-based firefighting setup with sprinklers and hydrants.

These technological advancements contribute to the project’s sustainability, energy efficiency, and safety standards.

What are the materials and resources used in the construction of Raheja Modern Vivarea?
Raheja Modern Vivarea’s construction requires the use of a wide range of supplies and tools that have been carefully chosen. For this project, we are using locally produced building materials to save operational expenses, reduce transport costs and pollution and eliminate waste as far as possible. Being a sustainable site, we are using effective methods for managing construction waste, reusing broken bricks and concrete scraps while giving waste items like cardboard boxes, paint cans, and strengthened steel to scrap dealers for recycling.

We use fly-ash based concrete in construction. This is environmentally friendly as the waste material of steel industry, is effectively re-used to create concrete. This works as an excellent part-substitute to cement, while also being good on the environment.
In addition, we will use environmentally safe paints, sealants, and adhesives. Finally, we will have in place a 100% post-occupancy organic waste management system.

What are the unique features of the building facade at Raheja Modern Vivarea?
Our facades are being meticulously designed to ensure they are:
*Eco friendly: With the IGBC Gold rating pre-certified for Raheja Modern Vivarea, we are committed to offering sustainable features and have woven those into the façade to ensure we are minimising our ecological footprint.
*Visual appeal: Our façade designs will ensure optimal entry of light, with the best views of the Arabian Sea and Golf Course.
*Low on energy utilisation: Facades are being designed to ensure adequate natural light and breeze with least dependence on artificial lighting, right at the design stage. Glass with good SHGC (solar heat gain coefficient) is being used to reduce the heat transfer through the windows and controlling the heat load which in turn helps in optimising the energy consumption.
*Acoustics: Facades are being designed to have fully openable French windows and DGU laminated glass with acoustic film to filter out exterior noise in closed conditions.
*Aesthetics: The project will have a glass façade reflecting the different moods and hues of the city and its skies, while its metal framing gives a modern design edge. Raheja Modern Vivarea uses DGU laminated glasses.

What water conservation measures have been undertaken in this project?
At Raheja Modern Vivarea, we prioritise sustainability and have implemented several measures to conserve water, the ‘blue gold,’ and minimize its waste. By employing efficient water management systems, recycling techniques, and promoting responsible water usage, we strive to offer a luxurious living experience while minimizing our environmental impact.
*We will incorporate low flow plumbing fixtures and on-site sewage treatment plants (STP) to increase water efficiency within buildings and reduce the burden on the municipal water supply.
*The treated water will be redirected to the landscape for irrigation and flushing.
*To maintain the landscape, we have are adopting a drip irrigation system to reduce wastage and effectively reuse water.
*We are employing robust rainwater harvesting to limit disruption of natural water flow and enhance the groundwater levels. The rainwater harvested from the roof and the non-roof areas will be collected in tanks to be used further for landscaping.

What are the provisions taken to maintain indoor environmental quality at Raheja Modern Vivarea?
We have given special emphasis on maintaining the best indoor environment quality at Raheja Modern Vivarea and we have designed and equipped the project to ensure the same.
*Adequate ventilation: We are introducing advanced ventilation systems that provide a constant supply of fresh air while effectively removing stale air, pollutants, and odours. These systems include energy-efficient mechanical ventilation, air purifiers, and air filtration systems to ensure high indoor air quality.
*High-quality HVAC systems: Heating, ventilation, and air conditioning (HVAC) systems in the apartments are designed to meet high standards of efficiency and comfort. They will ensure optimal temperature and humidity levels throughout the apartment, contributing to a healthy and pleasant indoor environment.
*Use of low-toxicity materials: At K Raheja Corp Homes we use low-toxicity building materials, such as low-VOC paints, adhesives, and sealants. These materials help minimise the release of harmful chemicals into the air, promoting better indoor air quality.
